Beyond cost optimization, the K-Home social housing series developed by Kim Oanh Land offers well-planned living environments with integrated amenities—designed for long-term, stable living.
Lessons from Singapore’s Social Housing Model
Despite being one of the world’s most expensive real estate markets, Singapore maintains a homeownership rate of over 90%. This success is largely attributed to the social housing model implemented by the Housing & Development Board (HDB) since the 1960s, when the country faced rapid population growth and limited land resources. These developments were designed with livability and connectivity in mind—forming stable residential communities and laying the foundation for social welfare and sustainable urban development.
In Vietnam, Kim Oanh Land is among the pioneering developers pursuing high-quality social housing, with its K-Home series drawing direct inspiration from the Singapore model. The company aims to deliver approximately 40,000 Singapore-standard social housing units in Vietnam by 2028

In 2025, Kim Oanh Land successfully launched K-Home New City—the first Singapore-standard social housing urban development in Vietnam—with all 3,310 units absorbed within just six months. At the same time, the developer broke ground on four additional projects in the K-Home series: K-Home Cityview, K-Home Avenue, K-Home Midtown, and K-Home Skyview—expected to bring more than 7,000 units to the market. With these achievements, Kim Oanh Land was honored with the Best Affordable Residential Developer award at the PropertyGuru Asia Property Awards 2025.
According to its roadmap, the company plans to introduce around 5,400 additional units to the market in 2026.
Rethinking Social Housing Development
The Singapore-standard approach adopted by K-Home has also been recognized by industry experts. The brand won First Prize in the 2025 “Social Housing Design Towards Sustainable Solutions” competition, organized under the direction of the Ministry of Construction and hosted by the Vietnam Association of Architects.

K-Home developments are built on an ecosystem-based planning mindset, inheriting the core principles of Singapore’s social housing model. From a design perspective, projects are developed with balanced density, prioritizing natural ventilation and daylight. Building layouts are oriented to reduce heat absorption, improve microclimates, and enhance overall living quality. The guiding philosophy is clear: optimize functionality and make efficient use of every square meter—while still ensuring openness, airflow, and natural light.
Community spaces and green areas are thoughtfully interwoven throughout each development, encouraging outdoor activities and fostering resident interaction—hallmarks of Singapore’s social housing. In addition, a comprehensive system of amenities that support daily living and strengthen community bonds—such as parks, swimming pools, children’s playgrounds, and outdoor sports courts—creates a seamless living experience for residents.

Beyond planning and design, Kim Oanh Land places strong emphasis on materials, construction technology, and operational solutions. The company is exploring the application of precast concrete construction to ensure consistent quality, accelerate construction timelines, and minimize material waste—contributing to both cost efficiency and environmental sustainability.
At the same time, K-Home developments are oriented toward smart urban operations, supported by the K-City consortium. Advanced technologies such as artificial intelligence (AI) and autonomous robotics are being applied to property management. Digital systems enable synchronized monitoring of security, fire safety, and shared facilities—enhancing operational efficiency and ensuring a safer living environment for residents.
As Vietnam accelerates the development of social housing to meet the needs of millions of workers and young families, models like K-Home are expected to reshape how social housing is perceived and developed. With a well-planned approach, integrated amenities, and a clear focus on quality of life, social housing is no longer just about quantity—it becomes a foundation for long-term social stability and sustainable urban growth
