Kim Oanh Land’s Efforts to Deliver High-Quality Social Housing to Vietnamese People

Social housing has been identified by Kim Oanh Land as one of the key strategic pillars in its long-term development roadmap. Through its K-Home series, the company is gradually redefining living standards for Vietnamese people.

A Vision to Redefine Social Housing Standards

Recently, the Prime Minister assigned the Ministry of Construction to consider raising the maximum income threshold for social housing eligibility to around VND 25–27 million per month, up from the current VND 20 million. This move signals that social housing policies are increasingly aligning with the real income levels and housing needs of urban workers. Estimates suggest that Vietnam’s demand for social housing could reach approximately 2.4 million units by 2030, with industrial workers accounting for nearly half of that figure.

In key industrial provinces such as Binh Duong (former), Bac Ninh (former), and Dong Nai (former), around 70% of workers still live in rented accommodations with limited safety, amenities, and living conditions. This long-standing issue underscores the urgent need for social housing not only in sufficient quantity, but also in sustainable quality—ensuring stable, long-term living standards for workers.

Recognizing this early on, Kim Oanh Land has positioned social housing as a strategic focus. From planning and design to construction and operations, its projects aim to create well-planned urban communities that are modern, convenient, and aligned with the real needs of Vietnamese residents—while contributing to the government’s broader social welfare goals.

To bring this vision to life, Kim Oanh Land has partnered with leading international firms such as Surbana Jurong to develop the K-Home brand—social housing projects built to Singapore-inspired standards and aligned with EDGE green building certification. The company focuses on smart design solutions that optimize functionality, reduce operational costs, and still ensure modern comfort and livability.

At K-Home New City—Vietnam’s first Singapore-standard social housing development—Kim Oanh Land collaborated with reputable contractors including Coteccons, Handong, TLT, COSACO, An Phong, and An Phuoc Binh Duong to maintain strict control over construction quality, timelines, and technical standards. The project also incorporates materials and interior products from well-known brands such as An Cuong, Hao Canh, Poli-FSL, Varmora Granito, and J. Lilen. In addition, the company has partnered with AirCity to establish the K-City joint venture, aiming to apply AI and autonomous robotics in project management. According to industry experts, it is rare for a social housing project to bring together such a comprehensive ecosystem of top-tier partners across construction, materials, and operations as seen in K-Home New City.

A Proven Direction for Singapore-Standard Social Housing

Just six months after its market launch, all 3,310 units at K-Home New City were fully absorbed—clearly reflecting strong real demand and the market’s positive response to a well-invested, Singapore-standard model. To date, some units have already been handed over, with residents beginning to move in around the Lunar New Year.

Building on this success, Kim Oanh Land remains committed to delivering future projects under the same Singapore-standard model as part of its plan to develop 40,000 social housing units by 2028. Starting from March 2026, the company plans to launch three additional projects with approximately 4,000 units in Dong Nai, focusing on high-demand industrial areas such as the Belt Road 3 – 25C corridor connecting to Long Thanh International Airport, Trang Bom administrative center, and Bien Hoa City (former).

According to Mrs. Đặng Thị Kim Oanh, Chairwoman and CEO of Kim Oanh Group, Kim Oanh Land’s representative, their upcoming projects will maintain—or even exceed—the quality of K-Home New City, while keeping prices accessible. Buyers can own a fully finished apartment with initial capital starting from just around VND 200 million.

Beyond these developments, Kim Oanh Land is also planning additional social housing projects in Ho Chi Minh City and other areas of Dong Nai, with a total scale exceeding 3,000 units.
